The 69,300-square-foot facility, located on a 17-acre site, was acquired on December 31, 2024, and is fully leased to and guaranteed by Amazon.com Services LLC under an absolute triple-net (NNN) lease.
Strategically developed in 2019 to Amazon’s exacting specifications, the property operates as a last-mile delivery center supporting Amazon’s logistics and fulfillment network. It features 32-foot clear heights, six rear trailer loading dock doors, and multiple drive-through awnings to optimize throughput for rapid e-commerce delivery.
A key differentiator of the site is its robust industrial outdoor storage (IOS) infrastructure, including 253 dedicated van parking spaces and 344 car parking spaces—essential for Amazon’s expanding fleet and workforce. The tech giant has also committed over $8 million in upgrades, including the active installation of 153 electric vehicle (EV) charging stations, reinforcing the location’s strategic importance and future-readiness.
